I‘ve received my fair share of questions, queries and quizzes across my 20-odd years in the construction industry. You name it, I’ve heard it.
One question, however, seems to be coming up more and more lately:
“Do you offer pre-purchase building and pest inspections for townhouses? If so, do I need one?!”
People ask this question so frequently because there are so many misconceptions out there today– especially when it comes to home, townhouse, and apartment purchases.
So let’s clear up a few things first.
1. What IS a townhouse, and what makes townhouses different from regular houses or apartment dwellings?
1a. What’s a townhouse?
According to realestate.com.au1 a townhouse is “a multi-level building designed to mimic a traditional house that is owned on a strata title.”
A strata title means that although you are the townhouse owner, you will share ‘common’ land with the landowner’s corporation, body corporate or other residents (canstar.com.au2).
Strata title ownership will involve more costs i.e., ongoing levies in addition to the usual water and council rates (domain.com.au3).
1b. What are the differences?
Size-wise, townhouses are (typically) less spacious than regular family homes yet larger than apartments.
Price-wise, townhouses are less expensive to purchase than family homes and are higher priced than apartments.
Design-wise, townhouses are usually multi-level builds, and follow a very consistent pattern in terms of home design- we’re talking a sea of sameness here.
2. Do you still need a building and pest inspection done on your townhouse dwelling?
The short answer is yes, you do!
The reality is this: the responsibility to undertake things such as building and pest inspections is yours unless specifically told otherwise.
It’s highly advised that you receive a pre-purchase inspection before you buy your townhouse, just as you would if you were to purchase a traditional home.
